Phase III: Schematic Design

(This phase translates the program into preliminary concepts)

  1. Acquire insurance counsel’s recommendation for:
  2. Liability and fire insurance limit.
  3. Building systems and material sspecifications
  4. Building location and zoning codes
  5. Fire protection, security, fire sprinklers, etc
  6. Actively participate with team to develop several alternative preliminary designs.
  7. Meet with building department to gain assurance of support and inform them of scope of project
  8. Review with governing body (diocese for liturgical and/or financial approval.
  9. Review conceptual drawings with congregation
  10. Select and approve one design alternative and authorize team to proceed
  11. Further develop complete schematic documents
  12. Update project schedule and budget and cost estimate
  13. Coordinate project with city building official
